Our Proven Approach to Preventing Foreclosure and Stabilizing Families
We’re a nonprofit offering hope to families facing foreclosure—with support that’s sustainable, simple, and free from added financial strain.
The Saving Homes Model: A Community-Funded Lifeline
We crowdfund foreclosure reinstatement funds from individuals and companies who believe in giving families a second chance. These funds are sent directly to the mortgage servicer or bank, stopping the foreclosure process immediately.
In return, we file a soft second mortgage (subordinate lien) on the property, which is repaid only when the home is sold or refinanced. This ensures the same funds can recycle to help the next family in need.
Official Legal Closings with Sperry Hatley Law
Every transaction is handled with full legal oversight through Sperry Hatley Law, a respected North Carolina real estate firm that generously donates their closing services. This guarantees:
- Proper lien filings (soft second mortgage)
- Transparency and compliance with all real estate laws
- Confidence for homeowners, lenders, and industry partners
No Interest. No Fees. Just Help.
Unlike traditional lenders or rescue programs, we do not charge interest, fees, or penalties. Our mission is not profit—it's preserving homeownership and family stability.
Who We Prioritize
We aim to help every qualifying family, but prioritize:
- Single parents with limited support
- Families with children facing foreclosure
- Households impacted by unforeseen medical emergencies
- Households with more occupants (the more people helped, the better)
- Homeowners with employment or sufficient benefits to maintain future payments
- Homeowners who have lived in their home for 5+ years
- Single-family primary residence homes in NC
- Reinstatement amounts under $25,000
Homes valued under $350,000
Affordable Housing Reality
We believe the most affordable home a family can have is the one they’re already in.
Many of the families we help are paying under $900/month on low fixed-rate mortgages. In places like Charlotte—and increasingly across North Carolina—if a family is forced to move, they would never find a comparable 3-bedroom, 2-bath home in their children's school district at that price point.
Preserving these homes is not just about preventing foreclosure—it's about protecting true affordable housing that cannot be replaced in today's market.
What If They Fall Behind Again? — The Soft Landing Program
Life is unpredictable. If a family we’ve helped falls behind again, we don’t walk away.
Through our Soft Landing Program, we ensure:
- Families have sufficient time to sell their home at top dollar
- They are protected from predatory investors targeting motivated sellers
- We provide guidance, referrals, and support to help navigate the sale process
This approach ensures homeowners retain their equity, their dignity, and their best possible outcome.
